Millennials & first-time buyers finally entering the housing market!

One of the biggest variables for builders in the past few years has been predicting the influence of Millennials. Though many of them are in their early 30’s, they have yet to buy a home due to tough lending standards, student debt, and slow wage growth. In short, they continue to rent because they don’t have the money to buy a house. Which is problematic for home builders waiting for a wave of Millennials to buy new homes.

But, according to a piece in the Wall Street Journal, Millennials have finally started to buy homes. The number of new-owner households was double the number of new-renter households in the first quarter of this year, the share of first-time buyers is creeping back toward the historical average, and mortgages for first-timers are on the rise.

Consequently, home builders are shifting from building large luxury homes back to “starter” homes for first-time buyers. These homes are smaller, reflecting the tight economic straits and simpler demands of these buyers. As noted in the Wall Street Journal article, “while economists and builders said lending standards have started to ease, getting a mortgage remains challenging for young buyers with shorter credit histories and, in many cases, student debt.” So, Millennials may be ready to become homeowners, but they can’t afford anything too extravagant.

Millennials Blake and Holly knew what they were looking for when they relocated from Chicago. After renting for a year in Ballentine, they took their list of “wants” and started house hunting. The couple wanted a neighborhood that was close to everything, and had plenty of outdoor activities. So they were instantly drawn to Riverwalk because of its proximity to the Catawba River, as well as its town center, restaurants and shops.

According to Blake, they didn’t look at other builders in the area, because Evans Coghill Homes had the floor plan that worked best for them, the Heron. “We found Evans Coghill on Zillow, and we liked that they had smaller homes that the other builders didn’t,” remembers Blake. “I own motorcycles so I wanted a 3-car garage, but not a huge house. And the location is perfect. I’m used to running by the water, so I like living near the river.”

What’s their favorite part of their new home? “We didn’t need a ton of room, so this model was ideal,” says Blake. “The home itself is really nice, and the neighborhood is growing nicely. We thought it was mostly downsizers, but it’s actually pretty diverse. There are a lot of younger people around.”

But, like most Riverwalk residents, what really made the difference for Blake and Holly was the walkability! “In many neighborhoods around here, you have to drive everywhere. But not at Riverwalk. The next participant in our series of team member blogs is Tracy Olson. She’s just joined us as a New Home Specialist at Riverwalk. In that role, Tracy wears many hats, reviewing home plans, working with the builder, walking plans, meeting with potential buyers, interacting with customers, helping them select home sites, plans, colors. If you’re coming to visit Riverwalk, there’s a good chance you’ll be meeting Tracy!

What brought you to Evans Coghill Homes?
I found Evans Coghill through a networking service, BSI (Builder Services Incorporated). I was looking to work for a smaller builder that gives a higher level of customer service, more control over the process, and more of a personal relationship. And Evans Coghill was just what I was looking for.

What’s your favorite part of the job so far?

Following someone through the process, from contract to move-in. I like helping somebody make one of the biggest decisions in their life, and watching it evolve through the process to completion.

What sparked your interest in home building?
I’ve been around the industry all my life. I grew up in Wisconsin, where my dad has his own concrete construction company. I helped him manage the office all through high school and college. After I graduated from University of Wisconsin, White Water, I worked with Cal-Atlantic Homes. My husband has been in industry for about 20 years. He’s a sales manager for another new home builder.

What do you do on a day off?
I spend time with my husband and our two daughters. I’ve also been a Zumba instructor for going on 10 years. I love the fitness industry… it goes hand in hand with helping people.

Do you live by a certain philosophy?
I face life and its challenges by following the Golden Rule: Do unto others as you’d have them do unto you.

Evans Coghill Homes is thrilled to announce that our Chief Marketing Officer, Alan Banks, has been inducted as a Master in Residential Marketing (MIRM) by the National Association of Home Builders.

Alan earned his MIRM designation through a combination of professional education and experience in the real estate field. Alan has a BS in Mechanical Engineering from Virginia Tech, and has been working in the home building industry for 31 years. After operating a successful publishing business anchored in the industry, he co-founded Evans Coghill Homes with Chris Folk in 2001.

Chris Folk, the Chief Construction Officer of Evans Coghill Homes, said he is proud but not surprised by Alan’s achievement. “Alan’s quest for education and desire for professionalism is well-known throughout the Charlotte area,” said Chris. “And, of course, Evans Coghill Homes fully supports his commitment to that quest.”
