Plaza Midwood made the list of great places to live.

Money.com released its list and the word is out. Charlotte made the list of the Best Places to Live in America

To create this list of best-value big-city neighborhoods, Money ranked places with over 500,000 in population on housing affordability, economic strength, home price forecasts, and livability using data from NeighborhoodScout, OnBoard Informatics, and CoreLogic. Then they looked for promising, well-priced neighborhoods in our top locales.

One of our favorite neighborhoods, Plaza Midwood made the list. Not a surprise to us. Now the world knows why we choose to build new homes in Plaza Midwood in Charlotte.

5 Reasons Why We Like River Run in Davidson NC

Categories: New Homes, New Homes in Charlotte, River Run | Posted: May 30, 2014 | Comments Off on 5 Reasons Why We Like River Run in Davidson NC

River Run is a lifestyle community with golf, swimming and tennis. We are proud to say Evans Coghill was invited to be part of River Run Country Club’s builders guild earlier this year! River Run is the venerable new home community in beautiful Davidson, NC. Here are the 5 reasons why choose to accept the invitation and build new homes in River Run.

1) It is a Lifestyle Community– We do some our best work in communities that offer a distinctive lifestyle. River Run is replete with the country club lifestyle as it is designed around the championship 7100+ yard golf course and an unbelievable tennis complex with 9 clay courts, 3 hard courts and 4 indoor courts.

2) It is in Davidson, NC – Have your been to Davidson? This is a small town that is keeping to it historic roots. Southern hospitality and a congenial attitude has found a very comfortable home in Davidson. There are still locally owned shops on the main street, historic homes on the street corners and your neighbors know your name.

3) It is a Proven Winner – The first new homes in River Run were completed in the 1990s and new homes are still being built today. Over the years, River Run has adapted the home styles to provide what home owners want. Today, hundreds of families call River Run home and some have even moved up twice in the neighborhood.

4) The Schools are Great – Beginning with the sought after Davidson Elementary School and topping out with Davidson College, your child’s education is valued in Davidson. Davidson Elementary and Bailey Middle  are consistently ranked as a top school by independent ratings like Great Schools. Davidson College is known nationwide for academic standards. US News and World Report always includes Davidson College their top rankings. Even your son or daughter doesn’t attend Davidson College, you will benefit from college being nearby. The school offers many concert, lecture, athletic events and continuing education opportunities to the local community. Davidson College may become your adopted alma mater!

5) Our New Homes Fit Well Into the Neighborhood – River Run homes have a distinctive, classical architecture style. Our new homes fit perfecting into this style as we have building homes like that for years. We have two new homes under construction and available to move in this year. Both include classical architecture that blends into the fabric of River Run. Other great feature are a large, rocking chair front porch that fosters southern hospitality, screen back porches with fireplaces, hardwood flooring, built in cabinetry and large kitchens. Both homes are priced in the $600s. More info on these homes is here.

We look forward to showing you River Run! It is great. Call Forrest Ranson today for more info. 704.488.5101. He is our River Run Neighborhood Specialist.

New Homes vs Old Homes – Energy Efficiency

Categories: Buying a Home, Cost of Living, New Homes, New Homes in Charlotte, New Homes vs Old Homes | Posted: May 12, 2014 | Comments Off on New Homes vs Old Homes – Energy Efficiency

(This is the first in a series on new homes vs. used or existing homes. The differences often are obvious but there are some other things you might want to consider like in this case your true cost of ownership.)

If I offered you a choice, you can: 1) Pay for ice cream and get nothing, or 2) Pay for ice cream and get ice cream, which would you choose?  Not a tough call, is it?

Here’s another one.  If you had the choice of: 1) A home with a nice outdoor living space with screen porch and a gas fireplace you could enjoy, or 2) Pay the same every month for a house with no outdoor living space, Which would you choose? Again, not a tough call, is it?

Sealing every possible place heat loss saves you money and can add features you want to your home.

Sealing every possible place to prevent heat loss saves you money and can add features you want to your home due to the money you save.

Can you believe, however, that every day people choose to forgo the nicer home and pay the same every month for something less? It’s like paying for ice cream you don’t get!

That’s the difference between buying an older home that wastes a lot of energy (read: throwing money away), and investing in a new home that is highly energy efficient.

Evans Coghill builds all their new homes in accordance with the strict Environments for Living requirements. The energy efficiency built into today’s new homes through Environments for Living can cut your monthly utility bills significantly.  The money you save can be invested in that nice outdoor living space that you can enjoy every day (or any new home feature of your choice), at the same total monthly cost as an older home with no outdoor living space.  Same monthly cost, but you get more for your money!  At todays’ mortgage rates:

If you save:

(Monthly Utility Bill Savings)

Your Additional Buying Power:

(Same total monthly payments)

$100

$20,000

$150

$30,000

$300

$60,000

$500

$100,000

That’s right, the same total monthly payment (mortgage + utility bills)  can get you a home that is thousands of dollars nicer! So don’t get cheated out of your nice, relaxing outdoor living space.  Invest in a new energy efficient home rather than an older drafty one, and you can have your ice cream and eat it too, on that nice screen porch!

When considering new homes vs used or existing homes, be sure to factor in the monthly savings in energy cost. The amount you save in a new home may help get you great features like this outdoor living space in your new home.
